Where you have incurred costs and fees for works carried out by the Freeholder / Landlord we can tell you whether the works or services fall short of what is reasonable. We can then on your behalf seek to recover those unreasonable charges and assist you in pursuing a claim.
Involve us early in any possible dispute, we can help you avoid the expense of costly lawyers.
Should you already have lawyers involved we can work with them to help either negotiate a resolution or support the legal process.

Buying or Selling a Home can be daunting with all of the various legal and technical terms, not to mention the process. For a Fixed Fee we will provide assistance to you and your Solicitor throughout the transaction. Our fee will reduce should the transaction abort.

We will project manage transactions and oversee your existing team including advising on the sequencing of works and access strategy.

We will assess if the Section 20 process has been carried out correctly and the if work or services are required.
We can also advise on costs or mange the process to secure your own quotes to provide to the landlord.
Whilst we cannot cater for an unreasonable vendor, purchaser or their lawyer - we can take away some of the stress of the transaction process by being a safe professional guide to assist you to a successful outcome. For example some purchasers will inevitably have a survey carried out and claim defects that are not "real", we can have a sensible discussion with their surveyor on your behalf - backed by professional technical grounding.
We will help you assemble and present all your information required by the lawyers to assist in a smooth transaction. This can include securing third party information from Landlords, the Local Authority or regularising planning permission etc.
We will work with your lawyer to help interpret and review the various documents disclosed to you. We can also work with other professionals to answer questions to provide peace of mind. Such as - is that garden shed permitted or that extension in line with the approved planning permission.
We can arrange surveys including detailed land surveys to check boundaries as well as detailed photographic drone surveys in line with CAA rules. These can help identify boundary discrepancies or defects.
We can arrange for trusted professionals to carry out compliant testing such as Electrical and Gas Safe.
Our fees are tailored to the successful outcome should you be buying or selling. We offer a reduced fees for aborted transactions.
